The Development

 Zaragoza Gardens is located at Nemes and Fenyofa street adjacent to Holmi Forest in Budapest's 18th District. It is less than 5 minutes from the International Airport and the surrounding Industrial & office developments. The plot is 1km from the new M0 ringroad, Budapest's new Orbital.

The project will handover in the summer 2009 and nothing of its kind has been built in the vicinity. The building has a Mediterainean style and colouring and is generous on balconies and open spaces with its flamboyant design.

The quality and design of the building and apartments is significantly above the market average for new-build products in Budapest today. However, the rapid uptake in market on previous developments by the devloper has proven that this product is an excellent fit for the aspirant middle-market in Budapest today.

The apartments are highly rentableand can be financed up to 80% LTV ratio. Location, Location, Location

The development is 12 minutes from the town centre, less than 5 minutes from the airport, 3km from the nearest train station, 200 meters from the nearest bus stop and 1km away from a major shopping centre (Tesco).

The site is in an excellent location minutes from the Budapest International Airport which, along with its surroundings is undergoing dramatic commercial and industrial expansion. The area itself is undergoing fantastic upgrades with new roads, facilities, offices and industrial parks being developed concurrently to the Zaragoza Development. At the same time, the plot is located in a beautiful, quiet location next to the lush Holmi Forest.

Apartments

The apartments typically vary between £1,000 and £1,500 depending on aspect, view and other features of the unit. A typical 1 bed apartment of 50m2 would cost around £55,000 and probably rent for around £300 pcm in today's market.

The apartment does not come with parking but parking can be obtained for a seperate price, ranging between £6,000 and £10,000. At least one underground parking space must be purchased with each apartment.

Storage spaces are also available and are recommended for smaller units.

Standard Kitchens are fitted with basic kitchen furniture. This includes built in ceramic hot-plate and extractor. This furniture includes a sink and a tap with fittings, a counter and cupboards. There is the option to upgrade to a luxury kitchen at an added cost.

All bathrooms are fitted with a bath, shower, basin and WC.

Nearly every apartment comes witha balcony or a garden, in some cases they come with both. The views in some cases face the Holmi Forest and are pleasent views of the green surrounding area.
